Do I Need an EICR? A Plain-English Guide for UK Homeowners & Landlords

What is an EICR?
An EICR is a thorough inspection of the fixed wiring in a property carried out by a qualified electrician. We test circuits, sockets, the consumer unit and earthing, then issue a written report listing every observation along with a pass or fail outcome.
When is it legally required?
Since 1 April 2021 every private rental property in England must have a valid EICR no older than 5 years. In Wales the rules are similar under the Renting Homes (Wales) Act 2016. Landlords must give tenants a copy within 28 days.
What about homeowners?
EICRs aren't legally required for homeowners but most insurers ask for one if a claim involves wiring. We recommend an EICR every 10 years for owner-occupied homes, or whenever you buy a property over 25 years old.
